PRE-RELEASE: Most lots are 1 acre and average 100' waterfront by 400 deep'. All are oceanfront and directly ON THE WATER. The beachfront and/or waterfront consist of some combination of sandy beach, pink sands, seasonal beaches and stunning rock formations jetting from the sea!!! Depending on the actual lot location that you select in the community- lot sizes, shoreline, elevations and terrain will vary. Most lots have an extreme abundance of tropical palms, local flora and varied elevation throughout. All lots are beautiful and unique upon themselves- natural in state! Located on the preferred northern end of Cat Island, natural coral heads and a reef are literally right out your door in the aqua marine waters of the sea! SHARE OUR VISION: There are plans for a homeowners association with deed restrictions for your protection as well as a community beach area. The restrictions will include maximum home size square foot parameters to keep Flamingo Point in sync with its natural island state. Homesites are sold individually for you to design and build your dream vacation home. Although things may seem slow, there are reputable builders on the island averaging at the time of this writing approximately $150.00 per square foot. Normal materials consist of CBS concrete, treated lumber and natural island stone. Materials may be imported from the nearby and operating commercial port with ease. Electric/roads in progress. New clear title to be issued. Water availability on site and on-island for delivery. All island financing for land and foreigners usually requires 50% down as normal terms. Lot assignments to occur in 2007 with actual site selections occurring in order of escrow deposits. Secluded, Isolated and TRULY beautiful. Cat Island has highest elevation in the islands. However, if you treasure local beachside stands serving local conch, fish and favorites of the islands- or finding out-of-the-way jaunts and finds- you will find them! Also, there is a sufficient nearby grocery (closed Saturday), liquor store and gas available. Personal checks are not accepted virtually anywhere and credit card acceptance is not normal with the exception of the Resorts and a few other select locations. For climate, expect tropical weather year round averaging approximately 80 degrees in December. CAT ISLAND is uniquely served by air through Continental and Lynx Air. These carriers offer NON-STOP service to the island airport (TBI) and you can clear customs On-SIGHT! Flights are also available from Nassau as well as private charter flight availability as well. There are always island taxis at the airport and rental cars are also available at several off-site locations. There are currently several wonderful resorts on the island that are truly amazing and offer superb accommodations, dining and service. Several offer diving and some limited fishing opportunities. Shaped like a hook rather than a cat, Cat Island is the most undeveloped of the Bahamas. It is thought that Cat Island acquired its name from a pirate and contemporary of Blackbeard, Arthur Catt. The main road is called Queen's Highway and runs through the center of the island, providing access to beautiful, picture-postcard pink-sand beaches. Explorers can tackle the Armbrister Creek mangrove swamp in a canoe, while windsurfers are challenged by the wild waves and winds of the Atlantic coast. Divers head south to the offshore reefs. Being relatively undiscovered and lacking in infrastructure, Cat Island is inexpensive, featuring some comfortable small resorts and marinas The island has a rich history of adventurers, slaves, buccaneers, farmers, and visionaries from all over the world. During the 1600s and the early 1700s pirates and privateers like Sir Francis Drake and Blackbeard patrolled the waters of the out islands. With a population of 1,700 the Cat Island of today remains much the same as it was in 1492 when it was first discovered. Rolling hills, dense woodlands, and isolated beaches cover Cat Island's 150 square miles. A lush sanctuary, it provides tranquility for those seeking an escape from the pressures of modern civilization. Located off the southeast coast of Eleuthera, Cat Island is full of hills and boasts the highest elevation of the Bahamas. The highest point is 200 feet above sea level and it is brimmed with cliffs as well as tropical forests. This island has much deeper soil than most of the other islands of The Bahamas, which is actually tops of sand dunes from ancient plains. Plants and animals are typical of the West Indies and mainly migrated from the same. This island is unspoiled by modernization on a whole and is covered with churches offering interesting architecture. Monsignor John Hawes designed four himself, two of which are said to be his finest works, one being at the highest point on the Island. Sightseers must not miss Mount Alvernia on top of Corner Hill and should also make a point of seeing Devaux House plantation and outbuildings. There are breathtaking beaches, caves, ruins, ancient camp sites, coral reefs and much more which remains unspoiled by modernization. This is a haven to explore. The seas around Cat Island abound with Bonefish to Sailfish, sea turtles, reefs and offer so much. |
